Buying in Beirut? Check what the quoted square metres include

A balcony, a floor plan and a headline area can tell different stories. Ask for the breakdown before comparing prices.
The price per square metre looks like a shortcut to comparing apartments. It works only when the area behind each number means the same thing. Before deciding that one Beirut home is cheaper, ask the seller to explain the measurement.
Why the denominator matters
L’Orient-Le Jour’s 22 October 2026 downtown Beirut report, produced with Ramco, describes some prime sea-view apartments advertised above USD 10,000 per square metre. Those are asking-price observations, not a verified sale price for your apartment.

Request one clear area breakdown
Ask for the plan used for the advertised area and its date. Have the interior, balconies or terraces, storage and parking identified separately, together with any shared-space allocation. Ask who measured the property and which documents support the figure.
This is a comparison checklist, not a statement that every Lebanese listing follows one measurement convention. If the advertisement, plan and property documents disagree, have a qualified professional resolve the difference before relying on the number.
One price, two very different ratios
Illustrative calculation only: a USD 240,000 asking price divided by a stated total of 150 m² gives USD 1,600/m². Dividing the same price by 120 m² of interior space gives USD 2,000/m². The apartment has not changed; the denominator has.
Neither ratio values the balcony or decides the fair purchase price. The exercise shows why two listings must use the same basis before their ratios are compared.
Check whether the space works for you
Mark your furniture on the plan. Look at room widths, circulation, storage and balcony depth, then compare those needs with the measured space during a viewing. A larger headline area may still offer a less convenient layout.
Record the asking price, area basis, included parking and storage, floor, condition and view for each shortlisted home. Where an item is unconfirmed, leave it unconfirmed. A transparent comparison gives you better questions for the next viewing and negotiation.
