TECOM reports 95% commercial occupancy and 98% industrial occupancy: how to compare a Dubai workspace

TECOM’s latest figures separate commercial and industrial demand. A business choosing premises still needs to test the exact unit, fit-out cost and operating access.
A busy business district can be attractive to an expanding company, but it does not remove the need to inspect the available unit. The useful question is how the space supports daily operations, and what it costs to make it usable.
What the company reported
In its 29 October release for the nine months ended 30 September 2026, TECOM reported 95% commercial and 98% industrial occupancy. CEO Abdulla Belhoul linked performance to its diversified assets and expansion. These are company-portfolio figures in Dubai, not vacancy measures for every Dubai building or the whole UAE.

Read availability at the right scale
A portfolio occupancy percentage cannot tell a tenant whether the right floor area, layout or start date is available. Ask for a current unit schedule and inspect the shortlisted premises. Separate a space that can be occupied now from one that requires a tenant departure, approval or substantial fit-out.
The same headline can mean different things to different occupiers. An office team may prioritise usable desks and meeting rooms; a manufacturer may need power capacity, loading access and space for equipment. Neither should assume that an attractive address solves the operating requirements.
Compare the total occupation cost
Request a written comparison that uses the same lease period and assumptions for every option.
- Identify the base rent, service charges, deposits and other recurring costs.
- Ask who pays for the fit-out, reinstatement and any specialist technical work.
- Check delivery access, staff travel and the practical route from parking to the unit.
- Confirm availability, handover condition and when rent begins relative to fit-out.
What nearby residential owners can infer
Employment activity can create a reason for workers to consider nearby housing, but this release does not measure residential rent growth or household relocation. Treat that connection as a question to test with actual enquiries, completed lettings and commuting patterns.
Strong occupancy in a company’s portfolio is useful context. The decision to lease or buy a particular property still needs evidence about that property.
