Dubai’s Trade Centre access plan: what to test before choosing a nearby property

AI-generated illustration. Editorial visual of urban access in Dubai, not a photograph or reconstruction of the Trade Centre project. Times are RTA estimates for the stated route.
RTA’s six-to-one-minute estimate concerns one road movement. Buyers and office tenants still need to test the complete journey to their building.
A better road connection can make a location more practical for staff, residents and customers. The property question is whether that connection improves the journey to the actual building you are considering, including its entrance, parking and final walking route.
What the announcement establishes
RTA’s 25 October 2026 release scheduled the final Trade Centre bridge opening for 30 October. It forecast the journey from Al Majlis Street towards 2nd December Street falling from six minutes to one. We have not independently confirmed the opening or measured the result.

One road movement is not a whole commute
The figures should not be applied to every direction through the district or to a complete home-to-office trip. A faster junction can coexist with a queue at a building entrance, a difficult turn into parking or a long walk from the available space.
For an office occupier, that distinction affects the usefulness of a location to the team. For a residential buyer, it affects whether the daily route works at the times the household actually travels.
Turn the infrastructure headline into a viewing checklist
Before relying on access improvements, check the latest official operating information and test the route when it is available. Keep the assessment specific to the building.
- Try both the arrival and return journey at relevant times, rather than assuming the reverse direction benefits equally.
- Check parking access, visitor spaces and the pedestrian route from public transport.
- For a business, consider deliveries, customer access and whether staff approach from different districts.
- Ask whether the proposed rent or sale-price premium is supported by comparable completed agreements, not just a road announcement.
Access can help; a price increase still needs evidence
Improved convenience can be one reason a tenant considers a building. It does not establish a rent increase, a valuation uplift or additional occupied offices. Track actual enquiries, occupancy and comparable transactions separately from the infrastructure programme.
For apartment buyers, location is only part of the cost: our Dubai service-charge guide explains another item to examine before an offer. This article concerns Dubai, not all UAE property markets.
