Cyprus house resales jump: what buyers should check before following the crowd

A jump in transactions can sharpen interest in existing houses. It still leaves the most important question unanswered: does this particular home justify its price?
A busy resale market can create pressure to decide quickly. For a buyer, the more useful response is to strengthen the comparison file for the home under consideration. Activity tells you that transactions happened; it does not establish the right offer for an individual property.
What the new report measures
Landbank Analytics, as reported by Cyprus Mail on 27 October, recorded 740 existing-house resales in Q3 2026, against 345 in Q2: a 114.5% rise. This is a transaction-count comparison, not a measure of house-price growth.

Separate market activity from your valuation
A larger count alone does not tell you whether the next seller’s asking price is reasonable. To judge that, ask for evidence on comparable homes and examine what makes the property different.
Keep asking prices separate from completed-sale evidence. For each comparable, record the source, date, area, property type, size and condition. If a figure is only an advertised price, label it clearly rather than presenting it as an achieved result.
Make the comparisons useful
An apparently similar house may come with a different plot, renovation requirement or location. These differences deserve a written explanation before you use it to support an offer.
- Compare houses with houses before bringing apartment figures into the discussion.
- Check whether the quoted area includes spaces you cannot use in the same way.
- Ask for an independent inspection and an itemized estimate of work you would need.
- List documentation still to be reviewed by your own qualified adviser.
- Confirm the seller’s proposed timing and what will remain at handover.
Ask the question behind the urgency
If an agent cites a busy market to justify immediate action, ask which comparable transactions support the specific price. A useful answer connects evidence to the home: it identifies similarities, differences and dates.
Set your offer range from the property file, your intended use and the costs you can substantiate. Leave room to resolve missing information. A market headline can prompt a viewing; it should not replace the work that makes a purchase understandable.
