What a café operator needs in writing

Ask for the handover specification for the actual unit. Which power supply and drainage connections will be ready? Where can deliveries unload, and at what hours? For a kitchen, have an engineer check the proposed extraction route before paying for a design that depends on it.

Put the rent date beside the handover date

Set out three dates in the proposed lease: access for fit-out, the start of rent and the earliest opening you can support. If rent runs while contractors wait for services, those weeks are an occupancy cost. The construction percentage alone cannot tell you customer traffic, turnover or the rent a particular site can carry.
