Sharjah’s AED46.8 billion property headline: which number should buyers use?

AI-generated illustration. AI-generated illustration of an imaginary Sharjah-inspired waterfront. It does not depict a verified listing or a transaction in the reported data.
The sales total and the growth in transaction count answer different questions. Neither alone tells you what a particular apartment is worth.
A large market total can start a useful conversation with a seller or broker. To make it relevant to a purchase, first identify the geography, reporting period and type of transaction behind the number.
Four numbers, two different growth measures
Sharjah24’s 13 October report of registration-department figures puts January–September 2026 total transaction value at AED46.8 billion, including AED35 billion in sales. Total value rose 5.6% year on year; the number of transactions rose 14%. The figures cover Sharjah, not the whole UAE.

Activity growth does not price your apartment
A rise in transaction count measures more recorded activity. It does not mean each home became 14% more expensive. Likewise, growth in aggregate value can reflect the number, type and size of transactions; it cannot by itself establish the price change for a comparable apartment.
Use the sales category when asking about sales activity. Keep the broader transaction total separately labelled, and do not treat every transaction as a different home bought. The reported sales total is also not limited to residential apartments.
Bring the discussion back to comparable properties
Ask what evidence supports the price of the specific property you are considering. Request the dates, locations, sizes and condition of relevant completed sales, where available, and distinguish them from current advertised asking prices.
If a comparison uses a different building or property type, ask why it is useful. An emirate-level activity headline is context; it does not replace that explanation or tell you the income and costs of owning a particular unit.
Keep the period attached to the claim
These are nine-month figures reported earlier in October, not a live reading of today’s market. Save the source and period with any comparison you use. That simple habit makes it easier to spot a sales figure presented as total activity, or a count increase presented as a price increase.
