Greece’s asking prices rise: why rent is not the same as profit

AI-generated illustration. AI-generated illustration of a fictional Athens-style apartment balcony; not a real listing or evidence of rental performance.
A property’s advertised rent is only the first line of a budget. The latest reported asking-price figures make the distinction worth revisiting.
When comparing a rental property, start with the money that might remain after costs, not just the rent in the advertisement. The distinction matters even when a market headline looks encouraging.
What the recent reports actually measure
BusinessNews.gr reported on 26 October that Spitogatos’ nationwide average sale asking prices rose 5.7% year on year in Q3 2026, while average rental asking prices were unchanged. These are advertised prices in portal data, not completed sale prices or rents collected.

One dataset, two reports
Euro2day’s 23 October report gives the same national changes. Both outlets attribute them to Spitogatos; this is agreement between reports, not independent verification of the underlying data. We could not access the index page directly.

Do not turn national averages into a property yield
The sale and rental figures do not pair each advertised home with its eventual rent. They cannot establish the return on a particular apartment, and an unchanged national rental measure does not mean every local rent stayed still.
For a specific property, ask for comparable homes in the same area and condition. Identify whether each rent is advertised, agreed or actually received, and over what period. Keep gaps in the evidence visible.
A simple example: two different percentages
The following invented example illustrates arithmetic only. It assumes every monthly payment is received. The costs are placeholders, not Greek fee rates, market estimates or a return forecast.
Hypothetical example · euros
- Item: Purchase price · Assumption or calculation: €200,000
- Item: Other initial costs · Assumption or calculation: €10,000
- Item: Total initial outlay · Assumption or calculation: €210,000
- Item: Annual rent received · Assumption or calculation: €12,000
- Item: Annual operating costs · Assumption or calculation: €3,000
- Item: Income after those operating costs · Assumption or calculation: €9,000
- Item: Annual rent ÷ purchase price · Assumption or calculation: 6%
- Item: Income after operating costs ÷ total initial outlay · Assumption or calculation: 4.29%
€12,000 − €3,000 = €9,000; €9,000 ÷ €210,000 ≈ 4.29%. This calculation excludes tax, financing and major works. Missed rent or additional costs would reduce the result. It is not a total investment return.
Build a budget you can update
For the property you are considering, replace every placeholder with evidence: the proposed price, itemised acquisition costs, a supported rent assumption and a realistic operating budget. Keep one-off work separate from recurring expenses and avoid counting the same cost twice.
Then ask what changes if the home is empty for a period or an unexpected repair is needed. Seek current property-specific tax and financing figures from the relevant professionals before relying on the budget.
Use market reports to decide what to investigate next. The decision about one property should rest on its own documents and costs, with room for uncertainty—not on a headline percentage alone.
